F_XHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-81-30-85D-1M, Craig Miers, AIA <br />4733 Chabot Drive <br />January 25, 2006 <br />1 . Development shall be substantially as shown on the development plans, Exhibit A, dated <br />"Received September 27, 2005," and the LEED scorecard and checklist, dated "Received <br />January 7 O, 200F" on file with the Planning Department, except as moth lied by the <br />following conditions. Minor changes to the plans may be allowed suhject to the approval <br />of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. The project developer shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br />3. 11~e developer shall pay any and all fees to which the property may be suL~ject prior to <br />issuance of building permits. The type and amount of the fees shall be those in affect at <br />the time the building permit is issued_ <br />4. This design review approval will lapse within one ~ 1 J year from the date of approval <br />unless a building permit is issued and construction has commenced and is diligently <br />pursued toward compl ction or the City has approved an extension. <br />S. Prior to issuance of a building permit, the project developer shall pay the required <br />comxr~crcial development school impact £ea as prescribed by States law and as ado pled by <br />the Pleasanton Unit-ied School District. <br />6_ Prior to issuance of a building permit, the project developer shall pay the applicable <br />Zones 7 and City connection fees acid water mater cost for any water meters, including <br />irrigation meters. Additionally, the prof ect developer shall pay any applicable Dublin <br />San Ramon Services District ~DSRSD~ sewer permit fce_ <br />7_ The project develo par ac)cnowled ges that the City o£Pleasantoii does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case and that the proj act developer agrees and ackno wledgas that building parnzit <br />approval may be withheld if sewer capacity is found by the City not to be available. <br />8. This approval does not guarantee the availability of sufficient water to serve the project. <br />"1"he City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a <br />water-offset program and unless the project developer is participating in the program. <br />Notwithstanding the proj act developer's participation in such a pro grans, the City may <br />withhold building permits if the City determines that sufficient water is not available at <br />the time of application of building permits. <br />
