EXHIBTT S <br />G'ONDITiONS OF APPROVAL <br />PDR-491, John Barton <br />5973 Kolb Ranch Drive (Lot 11) <br />January 1 1 ~ 2006 <br />Planning <br />~ 'c rzercrl <br />1. Development shall be constructed substantially as shown on the development plans, <br />Exhibit A, dated "Received November 22, 2005," and the proposed ir~aterial board, Exhibit <br />C, dated September 21, 2005 on file with the Planning Dcpartnieni, except as modified by <br />the following conditions- <br />2. Minor changes to the plans may be allowed subject to the approval of the Ylaiining Director <br />if found to be in substantial conforniatice to the approved exhibits, Exhibits A and E3, <br />inclusive- Approval from the Pl:uu~ing Director must be received before any changes are <br />constituted in site design, grading, building design, building colors or materials, landscape <br />material, etc. <br />3. The conditions of the subdivision and PUD SPUD-99-03~ shall remain in effect. <br />4_ The applicant shall obtain all building and other applicable City permits for Che proj act prior <br />to the commencement of construction. <br />5. The developer shall pay at~y aimed all fees to which the property may be subj act prior to <br />issuance of building penriits_ The type and axno unt of the fees shall be those in effect at the <br />time the building permit is issued. <br />6. "1'he applicant shall work with the Building and Safety Division, Ylanning Department, and <br />the Pleasanton Uni£ed School District to pay the appropriate school fees For the new home <br />construction. All ices to which the property may be subject prior to issuance of a. building <br />permit. The type and amount of the fees shall be those in effect at the tinic the building <br />r~enr~it is issued- <br />7. This design review approval shall lapse and shall become void one year from the affective <br />data of approval unless at least one building permit is issued, construction has commenced <br />on a lot and is diligently pursued toward completion, or the City has approved an extension. <br />8. All new $replaces shall only be a gas fireplace, apellet-fueled wood heater, or an <br />EPA-certii3ed wood-burning appliance. <br />
