not apply to any portion of the listed areas to which vested development rights have been granted <br />at the time of the approval of this initiative: <br /> <br />The Staples Ranch (eastern portion of Stoneridge Drive Specific Plan area). <br />The San Francisco Specific Plan area. <br />The Busch property (located between Mohr Avenue and Busch Road). <br />The Vineyard Ave. Corridor Specific Plan area. <br />The Merritt property (located between 1-680 and Foothill Road). <br /> <br />Graphic representation of these areas are shown in Exhibit "A". Any of the above five areas that <br />is located in the area of a Specific Plan that has been approved in a regular or special election in <br />Pleasanton by a majority of those voting shall be exempt from this provision. <br /> <br />Any re/i~rences to these five areas in the General Plan shall be made consistent with the General <br />Plan Map as amended by this initiative. <br /> <br />Residential Zoning <br /> <br />Redevelopment can affect the same aspects of life in Pleasanton as can development. For that <br />reason, !and use categories are made less broad by this initiative. <br /> <br />The land use category names listed below shall be removed from the General Plan and the <br />General Plan Map <br /> <br />and replaced with the tBllowing category names: <br /> <br />Residential R-2 - Less than two dwelling unit per gross developable acre. <br />Residential R-4 - Between two and four dwelling units per gross developable acre. <br />Residential R-6 - Between four and six dwelling units per gross developable acre. <br />Residential R-8 - Between six and eight dwelling units per gross developable acre. <br />Residential R-10 - Between eight and ten dwelling units per gross developable acre. <br />Residential R-12 - Between ten and twelve dwelling units per gross developable acre. <br />Residential R-U - Greater than twelve dwelling units per gross developable acre. <br /> <br />The City government shall determine, within three months of the enactment of this initiative, the <br />existing dwelling unit density for all developments within the city. Following this determination, <br />and within a second period of three months, existing residential developments shall be relabeled, <br />in the General Plan and other city documents as necessary for the proper administration of <br />government, with the land use category that corresponds to their existing dwelling unit density. <br />Within this second period, the General Plan Map shall be recolored to conform with this <br />relabeling. Any undeveloped land. not covered by a PUD or otherwise vested with development <br />rights. that is currently listed as Medium Density Residential shall be designated as Residential <br /> <br /> 6 <br /> <br /> <br />
