<br />Lots 1 and 2: I'm not sure they should havc to face the trail and Vineyard. The <br />privacy on these two lots will bc compromised by the way the road wraps around them. <br />Cars will be coming downhill directly at their backyards; cars coming up the hill might <br />impact the privacy on Lot 2. Having a wcll articulated side yard lacing Vineyard might <br />actually appear less massivc. <br /> <br />Staff believes the design can be addressed at the time the design guidelines are <br />considered at the time of the Tentative Map review and approval. <br /> <br />Size: The Hatsushi hillside devclopmcnt limited houses to 8000sq. ft. Would it <br />be better to limit square footage? In the past 8 years, thc Commission hasn't approved a <br />house over 7000 sq ft., usually duc to the visibility of these larger structures. <br /> <br />Staff notes the proposed FAR are shown on pg 6 of the staff report. The larger sizes <br />ranging from 8,450 sf to 9,015 sf wiff be located on sites that are not as visible. The <br />determination of FAR would be considered with the architectural design guidelines at the <br />time of the Tentative Map review and approval. <br /> <br />Accessorv structures: Page 25 seems to allow accessory structures to be 25'. You might also consider the extremely careful inspection, or elimination of azaleas <br />and rhododendron since these plants are bclicvcd to havc introduced the oak virus that <br />has dccimatcd trces in Marin. <br />I realizc that the trcc planting requirements on p. 24 have been lifted from the <br />Mariposa guidclincs, but thcrc arc no native trees on those lots (or not very many). Might <br />the planting of 25 or 27 trees be overdoing it especially on the oak filled lots? Lot 7 and <br />Lot 6, on the other hand, may need more. <br /> <br />Noted. On page 16 of <br />the Oak Ridge guidelincs, it states that,"...the architcctural styles are chosen to reflect the <br />winc rcgions of Europe. Ruby Hills was dcsigned to do just that. The tlat areas in the <br />Vineyard Corridor too have been designed to retlect European villages, and these <br />medium density Vineyard Corridor PUDs havc to incorporatc signilicant vineyards.
