At the time of sale, the developer shall give homeowners notice of the availability <br />of the City's Fire Safety Inspection Program and shall encourage their <br />participation in this program. <br /> <br />Ene:ineerine: Requirements <br /> <br />58. A sanitary sewer lateral connecting a buildinglhouse having a finished pad grade <br />less than one foot above the nearest up-stream publicly maintained sanitary sewer <br />manhole shall be required to install a backflow device on the building/house <br />lateral in accordance with the requirements of the Uniform Plumbing Code. This <br />device shall be installed by the building/house plumber between the two-way <br />cleanout at the street right-of-way line and the building/house. Any building pad <br />falling within this criteria shall be flagged on the street improvement plans. <br /> <br />59. All streets designed to have no parking on one or more sides shall be posted. <br />Posting locations shall be reviewed and approved by the Planning Director. <br /> <br />60. Any existing septic tank and leach field located on the property shall be <br />abandoned per Alameda County Health Department regulations. <br /> <br />61. Unless used for landscape irrigation, any existing wells located on the property <br />shall be abandoned per Zone 7 standards. <br /> <br />62. The project developer shall obtain all necessary State and Federal agency <br />environmental permits before approval of the final subdivision map or, at the <br />discretion of the City Engineer and Planning Director, the issuance of a grading <br />permit. <br /> <br />63. Unless otherwise approved by the City Engineer, the storm drainage from each lot <br />shall be directed to the street or to an approved storm drain system in accordance <br />with Sections 2907(b)(5) and 70l2(d) of the 1988 Uniform Building Code. <br /> <br />64. Unless otherwise approved by the City Engineer, all fill and cut slopes shall be 3: I <br />horizontal to vertical or less. <br /> <br />65. Except for the existing overhead utility lines along the Old Vineyard Avenue <br />project frontage which may remain overhead per the Vineyard Avenue Corridor <br />Specific Plan, all existing on-site utility lines and all utilities required to serve the <br />proposed development on-site shall be installed underground in a joint utility <br />trench, unless otherwise determined by the City Engineer. <br /> <br />66. The project developer shall comply with the recommendations of the geotechnical <br />report entitled "Design-Level Geotechnical Investigation Windy Oaks <br />
