Should any increase above the 1:100 base ZOning density be <br /> allowed? <br /> <br />2. Is it fair to have different development standards for cultivable <br /> and conditionally developable lands? <br /> <br />3. Should other agricultural uses not presently defined by allowed, <br /> such as horse farms and trail-% cut flower and herb crops? Are <br /> goff courses allowed on cultivable land? <br /> <br />4. Can conditionally developable land be substantially upgraded to <br /> replace prime vineyard land? <br /> <br />5. Should an acre-for-acre swap of cultivable-for-conditionally <br /> developable land be permitted? <br /> <br />6. What would be the actual character of gateway development <br /> under the Plan? Would the intended transitional area concept <br /> be achieved, or would the 1 to 4 units/acre density allow large <br /> residential blocks or other adverse visual impacts? <br /> <br />7. Should additional guidelines for gateway development be <br /> included? <br /> <br />8. Should measures to promote vRiculmre in the gateways be <br /> included? <br /> <br />9. What is the difference between 2:40 and 1:20 on cultivable land? <br /> Should cultivable land density be changed to 1:20 to allow more <br /> discretion in parcel use? Will a 1:20 density make it easier to <br /> attract investment? <br /> <br /> <br />
