<br />IMPROVEMENTS <br /> <br />This development has access from Laurel Creek Drive within the Preserve development. All <br />streets within this development are public, with the exception of a private access road which <br />serves lots 11 and 12. The improvements on this access road are privately maintained by the <br />owner of Lot 12, with the exception of the water main, which will be maintained by the City. <br />The storm drain, sanitary sewer and water systems within the public streets and private access <br />road serving this project will be maintained and operated by the City. A homeowners' <br />association will maintain the common open space. <br /> <br />FUTURE MAINTENANCE <br /> <br />All public improvements required of development have been completed. City Council will be <br />accepting for formal maintenance the improvements on Kolb Ranch Drive and Benzon Drive, <br />including streetlights, and utilities (water, sewer, and storm drain systems). <br /> <br />The public improvements are ready for formal acceptance by the City and the developer has <br />posted the required one-year warranty bond. <br /> <br />FISCAL IMPACT <br /> <br />There will be nominal costs associated with routine maintenance when public improvements <br />are accepted. <br /> <br />7Zt 0--L. <br /> <br /> <br /> <br />Respectfully submitted, <br /> <br />Rob Wilson <br />Director of Public Works <br /> <br />David P.
