We also enjoy the wonderful views out of our back door, over the fields behind us and into the Livermore Valley. <br />-hat was a primary reason that we bought this home back in 1995. Since purchasing our home, we have invested more than <br />;300,000 in an engineered pool, landscape and hardscape (front and rear), and interior remodeling to improve the value and <br />Ippearance of our home. We do not begrudge the Hatsushi family's right to develop their property and get economic gain from <br />:. But, we do not want to be hugely disadvantaged in the process. <br /> <br />)ur home siting is very unique in that our lot is much shallower on the northern end than the southern, so our home is literally 21 <br />~et from our rear property line on the northern end. For that reason, we have great concerns about any development going on <br />lehind us, both in impact on our view, and impact on our privacy. Lot 13 in the Hatsushi plan sits directly behind our home, and <br />Iresumably, a home could be placed on that lot which would obliterate our view of the Livermore Valley, and put our back yard in <br />.uch close proximity that it would eliminate any backyard privacy that we have. Conversations that we have had with realtors <br />.uggest that we could lose more than $100,000 in the value of our home depending on the placement of a home behind us. <br /> <br />'here are several steps that could be taken to eliminate our concerns. The first, is that the city consider not allowing any home to <br />,e built on Lot 13 of the Hatsushi Development. When the entire development plan is examined, ours is the ONLY neighboring <br />,ome that would suffer from the proximity of the plans in the Hatsushi Development. The Hatsushi's rightly stand to have <br />-emendous economic gain from their development, but we do not believe it should come at the expense of their neighbors. Not <br />,uilding on Lot 13, or combining Lots 12 and 13 into a more premier property would have some impact on the economic gain they <br />lould enjoy, but would eliminate the negative impact on our own property. <br /> <br />;econd, we would be interested in purchasing a narrow strip of Lot 13 adjacent to our property (no more than 30 feet of depth) <br />'om the Hatsushi family to extend our back yard and minimize the privacy impact of the current proposed plan. We believe this <br />ould be done with no significant economic impact to Lot 13, but would significantly diminish the impact on our home. <br /> <br />'hird, in casual conversation, the Hatsushi family has suggested restricting that site to a single-story home and lower the building <br />ad by several feet from the original elevation to minimize the view impact. These may improve the situation somewhat, but we <br />lould very much need a chance to work with the Hatsushi family on the specifics of these suggestions to try and optimize the <br />~sults. No meeting has yet been setup to facilitate that discussion, although Mori Hatsushi has stated that he attempted to <br />ontact us. <br /> <br />;eparate from the siting at Lot 13 is the Emergency Vehicle Access that would go through the "triangle" of city property adjacent <br />) our home, on Montevino Dr. We met with Mr Hatsushi, Ralph Hughes, and Wayne Rasmussen several years ago before the <br />'ineyard Ave Corridor Plan was finalized, and agreed that the EVA would be at least 40 feet from our property line as it goes <br />lrough the triangle and into the Hatsushi Development behind us. When the Vineyard Avenue Plan was finalized, unbeknownst <br />) us, the EVA was moved to within 25 feet of our property line. We see no reason why we should be disadvantaged by the <br />lacement of the EVA, and would like it moved back to the original positioning 40 feet north of our property line. Further, we <br />,ould also like the EVA to not be used as construction access for the Hatsushi Development. There are other access points for <br />onstruction trucks that do not affect the surrounding neighborhood, and there is no reason why we should have to bear the <br />urden of construction vehicles going in and out of that area right next to our home for a year or more. <br /> <br />his would also be a good time for the city to resolve the lack of landscape activity in the triangle, which has been an eyesore on <br />lontevino Dr for at least as long as we have lived here. Originally, no action was taken because of the impending Vineyard <br />venue Plan, and now no action has been taken because of the impending Hatsushi Development Plan. It is an embarrassment <br />Ir the City of Pleasanton that this space on a premier street remains unlandscaped. We have offered to purchase the property <br /> <br />/21/2006 <br />
