Over the past 5-years, I have been an active member in the City's Vineyard Corridor <br />Neighborhood Calming Plan primarily due to the high speed of traffic and cut through traffic on Montevino Drive. Working with <br />the City's Traffic and Engineering Department, both myself and several of our neighbors on Montevino Drive were influential in <br />having the islands installed on Montevino Drive only to now realize that the speed of traffic has not seen a reduction. (And yes, <br />Pleasanton's Police Department has been called on many occasions to complain about the high speed of traffic on Montevino <br />Drive without much success.) Therefore, my primary objection to a road at the crest of Montevino would result in a blind <br />intersection where accidents would be bound to happen. I am not opposed to the Hatsushi Development nor am I opposed to <br />an EVA access off of Montevino but I am opposed to the EVA being used for construction ingress and egress as well as future <br />access to the residents of lots 10, 11, 12, and 13. You may not recall, but in 1987 - 1988, when Vintage Hills II was being <br />developed, I bought the property where my home is today as a condition of being told by the developer that Montevino would be <br />a cul-de-sac ending at Mr. L10yds home; and I have a site map that shows this condition. My point is, even though I accept the <br />EVA, who is to say that this EVA does not become a permanent street to serve lots 10 - 13 in the future. Look what happened <br />to our cul-de-sac! <br /> <br />With regards to the triangular lot owned by the City of Pleasanton, that the proposed EVA will cut through, I have also spoke at <br />previous City Council Meetings about the unpleasant and unsightly dirt lot they own amongst our $1 million homes and have <br />requested that the City landscape and maintain it. Another let down from the City. I take pride in the appearance on the street <br />of which I reside and on many occasions my son and I would take our lawn mower up to the lot to mow the weeds or take a <br />broom to sweep the dirt from the sidewalk. Who is going to landscape and maintain this lot after the EVA is installed? <br /> <br />Regarding the height limitation for the homes planned to be built on lots 12 and 13, I request that these two (2) lots be single <br />story homes with a maximum height of its roofline limited to elevation 545.0; which would allow for a single story home 18' in <br />total height. For your information, Vintage Hills II Development had the same constraints put on the lots adjacent to the older <br />development. If you look at the homes on the west side of Amoroso Court and the homes on west side of Montevino Drive, <br />between Amoroso Court and Crellin Avenue, you will notice that these homes are single story homes for that very reason; the <br />Jlder development insisted on single story homes that abutted their property. <br /> <br />I would also like to address the working hours for the construction of lots 10 through 13. When I built my home back in 1989, a <br />:ondition of approval from the City was the working hours; Monday through Friday 8AM to 5PM, Saturdays 9AM to 5PM, and <br />No work on Sundays or Holidays. Please include these construction parameters in your development. <br /> <br />Lastly, will the four (4) lots being developed (lots 10 through 13) all be constructed at one time (approximately a 1-year duration) <br />Jr will these lots be constructed one at a time (approximately a 4-year duration)? Please provide me with a timeline schedule of <br />(our proposed development. <br /> <br />would enjoy the opportunity to meet with you and/or Mori Hatsushi but my position in this matter will not change. <br /> <br />"gain, I am in favor of the Hatsushi Development as long as certain conditions of approval are met; some of which I have <br />llentioned herein. <br /> <br />~egards, <br /> <br />/21/2006 <br />
