Marion Pavan

From:
Sent:
To:
Subject:

yhornig [yhornig@pacbell.net]
Wednesday, January 11, 2006 2:22 PM
Marion Pavan
Jan. 11 meeting, Item 6b, PUD-99-14 Hatsushi Estates

Planning Commission:

We reside at 812 Montevino Drive. Our backyard faces the proposed
development and we live next to the Hatsushi residence on the downhill
(north) side.

First of all, we wanted to commend the Hatsushis on their efforts to meet
with neighbors prior to the commission meeting. It was very helpful to see
what is being proposed and to be able to ask questions directly to the
family prior to the meeting.

We support this project for the following reasons:
1. The street entrance to this development will not be from Montevino Drive.
Montevino Drive is already too congested.

2. 13 homes on a 15 acre site is very low density and will probably have
minimal impact on congestion in the area. Even more so, since only phase 1
will take place in the immediate future developing only 4 lots.

3. We bought this house because it had lots of open space in the back. We
are very pleased that a large open space will remain with existing trees.

4. Our 9 year old daughter, Brianna, attends Vintage Hills Elementary. She
wanted us to forward her comments regarding the plan. She said she really
likes the fact that there will be a lot of open space left. Just over our
fence is home to woodpeckers, red-tail hawks, finches, sparrows, mourning
doves, quails, foxes and more. We see all of these animals frequently and
it's nice to know they will still have a home. She hopes the cows are
staying.

Overall, this appears to be an excellent plan to complete the Vineyard
Avenue Corridor area.

Sincerely,

Philip and Yvette Hornig
812 Montevino Drive

I
