. All construction to the Hatsushi property should come from either Montevino Drive
or Vineyard Avenue.

S. Gopesh Kumar (873 Montevino Drive)
. No construction traffic on the EVA to Montevino Drive.
. Provide construction access from Vineyard Avenue.

6. Jean Pullen (889 Montevino Drive)-
. Not opposed to the Hatsushis developing their property.
. Concerns pertain to access, traffic mitigation, infrastructure improvements, I.e.,
schools, parks, sports fields, etc., to support the Vineyard Avenue developments.

7. Phillip and Yvette Horning (812 Montevino Drive)-
. Support the proposed project citing its low density, minimal impact on the surround-
ing area, and large open space area.
. Request that there be no access onto Montevino Drive.
. The present cattle grazing be allowed to continue.

8. Ron Cote (870 Montevino Drive)-
. Opposed to construction traffic using the EVA; it should only be used by emergency
vehicles.
. Construction hours should be limited.
. The triangular City-owned parcel between Montevino Drive and the Hatsushi prop-
erty should be landscaped and maintained.
. The homes on Lots 12 and 13 should be no taller than S4S.0-feet NGVD, or a maxi-
mum building height of 14-feet, 6-inches for these lots.

9. Ron Lloyd (854 Montevino Drive)-
. Reconsider allowing any home to be built on Lot 13. Combine Lots 12 and 13 into a
larger property would draw a more premier home onto that location and minimize the
economic impact to the Hatsushis.
. The Hatsushis should sell a narrow strip of Lot 13, no more than 30-feet in depth, to
minimize the impact of the development on our property. This could be done with no
significant economic impact to Lot 13, but would significantly diminish the impact on
our home.
. Reposition the EVA at least 4S-feet away from home.
. Eliminate any consideration of using the EVA for construction access. There are
other access points for construction trucks that do not affect the surrounding
neighborhood, and there is no reason why the Lloyd family should have to bear the
burden of construction vehicles going in/out of that area right next to their home for a
year or more.
. Allow the Lloyds to purchase the triangle of City land on Montevino Drive and that it
immediately be landscaped.

Item 6.b., PUD-99-14

Page 190f24

April 26, 2006
