Roof Pitch (Guidelines Pages S and 6 of 16): To minimize roof mass and building <br />height, a maximum 6:12 roof pitch is allowed. <br /> <br />The applicants shall work with staff to further refine the guidelines including the above <br />requirements and shall add detailed and comprehensive landscape and building design <br />standards - diagrams, photographs, and drawings - addressing materials, massing, detail- <br />ing, architectural types, planting, etc., for clear guidance to future owners regarding all <br />aspects of the designs of these homes. The guidelines shall state the design review pro- <br />cedures for these lots for approval by the Zoning Administrator and shall state the proce- <br />dures to inform the Planning Commission of the Zoning Administrator's actions. The <br />applicants shall submit the revised guidelines shall be subject to review and approval by <br />the Planning Commission with its action on the tentative subdivision map. <br /> <br />12. Phase One Improvements <br /> <br />a. The project developer shall construct a storm water bio-retention area on Parcel <br />"A" opposite the future Clara Lane intersection. The retention area shall be de- <br />signed to the satisfaction of the City Engineer, shall be shown on the grading/ <br />drainage plan submitted with the tentative subdivision map application, and shall <br />be subject to Planning Commission review and approval. <br /> <br />b. The storm drain at the intersection of future Clara Lane and Road "A" shall be re- <br />configured to divert storm water into the bio-retention area. This detail shall be <br />designed to the satisfaction of the City Engineer, shall be shown on the grad- <br />ing/drainage plan submitted with the tentative subdivision map application, and <br />shall be subject to Planning Commission review and approval. <br /> <br />c. Storm water exiting the bio-retention area shall be piped to Parcel "C". With the <br />first construction phase, the project developer shall install a temporary pipe within <br />Parcel "c" to convey treated storm water from the bio-retention area to the storm <br />drain inlet at Vineyard Avenue. This detail shall be designed to the satisfaction of <br />the City Engineer, shall be shown on the grading/drainage plan submitted with the <br />tentative subdivision map application, and shall be subject to Planning Commis- <br />sion review and approval. <br /> <br />d. With the first construction phase, the project developer shall construct an earth <br />swale along the northeast side of Parcel "A" to intercept storm water traveling into <br />Phase 2 unless otherwise approved by the City Engineer. This detail shall be de- <br />signed to the satisfaction of the City Engineer, shall be shown on the grad- <br />ing/drainage plan submitted with the tentative subdivision map application, and <br />shall be subject to Planning Commission review and approval. <br /> <br />SR 06:159 <br />Page 4 of21 <br />
