<br />FISCAL IMPACT <br /> <br />The proposed major modification would have a negligible financial impact on the City. <br /> <br />CONCLUSION <br /> <br />In the Northway Downs PUD area, the City has allowed additions to the existing homes. This <br />addition is only different in that it is requesting the addition be allowed to have a five-foot <br />setback, continuing the existing wall line of the garage, instead of meeting the required eight- <br />foot side yard setback. The proposed addition has been approved by the Planning Commission <br />contingent on the City Councils approval of the PUD modification request. <br /> <br />As proposed, staff believes that the addition would not have a visual impact from the street and <br />would blend with the existing home when viewed from other properties. Staff believes that the <br />design of the structure echoes the style of the existing house, and notes that the proposal meets <br />all other development standards in terms of setbacks, building height and floor area ratio <br />allowed for the subject lot. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that the City Council take the following action: <br /> <br />.
