Exhibit B <br /> Design Parameters for House Addition <br /> <br />A. Main Building: <br /> <br />1. The total house size shall not be more than 3,600 square feet. <br /> <br />2. Save the original 1,320 square foot home and add additional area to the east of <br /> the existing dwelling plus add a second story to the house. <br /> <br />3. The new structure shall be approximately 51 feet in width (along the <br /> north/Stanley Boulevard elevation) and 47 feet deep (existing depth of the <br /> original house). <br /> <br />4. A 12 foot deep, single-story covered porch shall extend from the east side of the <br /> addition and along the back of the home (south elevation). A laundry room can <br /> be located on the west end of the back porch. <br /> <br />5. The west and east side of the entire structure, including house and porch, shall <br /> not exceed 59 feet (length of Rodondi home). <br /> <br />6. The Heritage-sized Douglas fir tree will be removed. <br /> <br />7. The house will follow the Queen Anne Victorian architectural style. <br /> <br />8. The side windows on the second floor shall be minimized. <br /> <br />9. The verticality of the western side elevation shall be reduced. <br /> <br />B. Existing Bungalow/Proposed Second Unit <br /> <br />1. The current proposal is to add approximately 150 square feet and a full bathroom <br /> to this building. Jack Chestnut will review the design of this plan with any <br /> concerned neighbors. Patrick Knapp and Jack Chestnut agreed to review <br /> footprint proposals and general design idea as soon as possible so as to avoid <br /> conflict and find mutual resolutions. <br /> <br /> <br />
