The City <br />Council shall give project applicants the opportunity to be heard concerning the manner <br />development approval shall be given prior to making its decision and granting <br />development approval. <br /> <br />(iii) Procedured If The Yearly Allocation Is Made by Categories - If the City Council has <br />allocated units by categories (eg. single-family or multiple), projects within each category <br />shall be treated separately, with the allocation set for each category being the "yearly <br />allocation" described above. <br /> <br />(iv) Other Procedures - In the event approval of a project as applied (using any of the <br />methods possible for selecting projects) would exceed, in combination with prior projects <br />approved, the total yearly allocation for smaller projects (or category allocations), the <br />entire project as submitted shall be approved. <br /> <br />Projects not selected must reapply for subsequent yearly allocations for smaller projects. <br />No priority list will carry over to a subsequent allocation period, whether a project has <br />received development approval for a portion of its units or whether a project applied but <br />received no approval. <br /> <br />(e) Other Requirements of Projects Selected - Every project receiving development <br />approval as part of the smaller project allocation process shall meet the following <br />requirements: <br /> <br />(i) $525 per dwelling unit fee to the Capital Improvement Fund. <br /> <br />(ii) $400 per dwelling unit fee to the Lower-Income Housing Fund. <br /> <br />(iii) The above growth management fees shall be payable thirty (30) days from the date <br />of approval of the tentative map by decision-making body. In the event no tentative map <br />application is presented within ninety (90) days from the date of small project approval, <br />said fees shall be payable within ninety (90) days from the date of small project approval. <br />Failure to pay fees within the specified time will result in small project approval becoming <br />null and void.
