Program 5.1- Establish appropriate zoning regulations to implement the <br /> land use and design goals and policies of the Plan. <br /> <br /> Program 5.2- Encourage the cooperation of Hayward, Pleasanton, and <br /> Alameda County in reaching the goals of the Plan <br /> through mutual coordination of land use plans and their <br /> implementation, accomplished by agreement or other <br /> appropriate devices. <br /> <br />V. LAND USE POLICIES AND STANDARDS <br /> <br /> The Pleasanton Ridgelands Plan Area is divided into two subareas. These include: 1. "Public Park," and <br /> 2. "Large Parcel Agriculture." <br /> <br /> These areas are shown Figure II. Land use policies and standards for each subarea <br /> are as follows: <br /> <br /> Public Park <br /> The "Public Park" designation applies to the 1,800 acre Pleasanton Ridgelands <br /> Regional Park, the 1,400 acres acquired by EBRPD but not formally a part of its <br /> park, the 43.5 acre Rowell Ranch owned by HARD, and the 230 acre Augustin <br /> Bemal Park owned by Pleasanton. Should additional land within the Plan Area be <br /> acquired for an/or put into use as publicly accessible park land by a governmental <br /> entity, it may be redesignated to the "Public Park" designation. <br /> <br /> Lands designated as Public Park shall be used primarily for regionally-oriented open <br /> space related uses, including trails, equestrian centers, day or overnight camping <br /> areas, picnic areas, nature study/interpretive centers, staging areas, wildlife preserves, <br /> and demonstration ranches. <br /> <br /> Park uses and improvements shall be subject to appropriate land use and design <br /> review to ensure the uses and improvements meet the goals and policies of this Plan. <br /> All park improvements shall meet the "Design Standards for New Development" <br /> section of this Plan. <br /> <br /> Large Parcel Agriculture <br /> The "Large Parcel Agriculture" designation applies to the majority of the Plan Area, <br /> roughly 9,500 acres. This area contains the highest value, visible open space and has <br /> the highest likelihood for degradation of the open space character of the Plan Area <br /> should it be inappropriately used and/or developed. The following policies and <br /> standards shall apply. <br /> <br /> <br />
