<br />r <br /> <br /> <br />4" <br /> <br />pLEASANTONo <br /> <br />City Council <br />Staff Report <br /> <br />April 4, 2006 <br />Public Works Department <br /> <br />SUBJECT: <br /> <br />APPROVAL OF FINAL MAP, IMPROVEMENT PLANS AND <br />SUBDIVISION AGREEMENT FOR THE SILVER OAKS ESTATES <br />FOR TRACT 7399 (BERLOGAR PROPERTY) <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends that the City Council take the following action at the <br />meeting of April 4, 2006: <br /> <br />1. Approve the Improvement Plans and Final Map for Tract 7399, Silver <br />Oaks Estates. <br /> <br />2. Authorize the City Manager to execute the Subdivision Agreement for <br />this development and quitclaim deeds. <br /> <br />3. Accept all parcels of land and easements offered for dedication on the <br />Final Map. <br /> <br />4. Adopt the attached resolution vacating and quitclaiming the excess <br />Vineyard Avenue right-of-way adjacent to Tract 7399, Silver Oaks <br />Estates. <br /> <br />SUMMARY: <br /> <br />Tract 7399 creates 9 single-family detached custom residential lots and <br />open space. The property is located south of the Old Vineyard Avenue trail <br />area, as shown on attached vicinity map. Staff has reviewed the Final Map <br />and Improvement Plans and has found them to be in substantial <br />conformance with the approved tentative map. Staff is also recommending <br />vacating and quitclaiming the excess Vineyard Avenue right-of-way <br />adjacent to Tract 7399 that was dedicated to Alameda County in the 1970's <br />that is no longer needed for future widening of Old Vineyard Avenue. <br /> <br />SR 06:056 <br />Page 1 of 4 <br />
