Continuous, open communication and strict adherence to the Construction Procedures Manual will help to avoid disputes and schedule delays. Our Construction Manager will work diligently to complete the assigned project without any unresolved claims. Contractor issues and disputes will be addressed and resolved as they occur. Project Closeout Through our experience on similar projects we have leamed that final testing and closeout items typically delay project completion. A number of items can be utilized to ensure timely completion, including: • Requiring contractor to schedule adequate time for testing. • Obtaining sign -offs from permit agencies as soon as applicable portions of work are completed. • Requiring the contractor to submit detailed testing plans at the beginning of the project. • Reviewing contractor's record drawings each pay period to verify that the drawings are being kept up -to -date. • Requiring the contractor to submit O &M Manuals at the completion of the shop drawing review phase rather than at the end of the project. • Maintaining City involvement throughout the construction process.
