EXHIBIT "B" <br /> <br /> Conditions of Approval <br /> Case Z-92-221 <br /> <br />1. The proposed development shall conform substantially to the <br /> site plans, elevations, and related materials, Exhibit A <br /> (dated "Received January 11, 1993"), on file with the Planning <br /> Department, except as modified by these conditions. <br /> <br />2. The applicant shall obtain all building and other applicable <br /> City permits for the project prior to the commencement of <br /> construction. <br /> <br />3. The applicant shall work with the adjacent neighbor at 1576 <br /> Fairview Court to design a landscape plan, mutually-agreeable <br /> to both parties, for the area long the western portion of the <br /> rear property line which would adequately screen the view of <br /> the two-story building addition from the residence at 1576 <br /> Fairview Court. This design shall be subject to the review <br /> and approval by the Planning Director and shall be installed <br /> within 30 days of the occupancy of the building addition. <br /> <br />4. At some time in the future, the common fence located on the <br /> property line separating 4922 Black Avenue and 1576 Fairview <br /> Court may be replaced with an eight foot fence as long as both <br /> parties agree to this fence height and design at the time of <br /> installation. <br /> <br />//// <br /> <br /> <br />
