backs of lights located along the eastem property line to direct lighting away from <br /> adjacent residences, and all parking lot lights located along the eastem property <br /> line or within 30 feet of that property line shall be tumed off at 9:00 pm. <br /> <br /> Landscaping and Tree Preservation <br /> <br />7. A final landscape plan and irrigation plan shall be submitted to and approved by <br /> the Planning Director as part of the building permit plan set prior to issuance of an <br /> on-site permit. Said landscape plan shall be consistent with the approved <br /> landscape plan plus any conditions of approval, and shall be detailed in terms of <br /> species, location, size, quantities, and spacing. Said landscape plan shall include <br /> the following: <br /> <br /> a. Details in all proposed fencing and gates, including the wrought-iron <br /> fencing at the front of the site, the brick pilasters, horizontal sliding gate, and all <br /> wood fencing proposed for the property lines. All fencing shall be limited to six <br /> feet in height. The eastem property line fence shall be installed as a wood good <br /> neighbor fence. <br /> b. Five gallon shrubs shall be planted in clusters among the trees in the eastern <br /> property line landscape planter. <br /> c. Three of the proposed six trees within the landscape planter along the <br /> eastern property line shall be of an evergreen specie of a similar growth rate and <br /> spreading habit as the deciduous pear. <br /> <br />8. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />9. Six inch vertical concrete curbs shall be installed between all paved and <br /> landscaped areas. <br /> <br />10. The developer shall provide root control barriers and four inch perforated pipes for <br /> parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br /> as determined necessary by the Planning Director at the time of review of the final <br /> landscape plans. <br /> <br />11. The developer shall enter into an agreement with the City, approved by the City <br /> Attorney, which guarantees that all landscaping included in this project will be <br /> maintained at all times in a manner consistent with the approved landscape plan <br /> for this development. Said agreement shall run with the land for the duration of <br /> the existence of the parking lot located on the subject property. <br /> <br />Cases UP-98-21 and Z-98-149 Conditions of Approval <br /> <br /> <br />
