EXHIBIT B <br /> Conditions of Approval <br /> for Case UP-98-21 and Z-98-149 <br /> 4287 Stanley Boulevard -- Parking Lot <br /> (August 18, 1998) <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit <br /> "A" (dated "Received June 29, 1998"), on file with the Planning Department, <br /> except as modified by the following conditions. Minor changes to the plans may <br /> be allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformance to the approved exhibits. <br /> <br />2. Approval of the use permit (UP-98-21) and the design review application <br /> (Z-98-149) shall not take effect until the ordinance rezoning the site to the Central <br /> Commercial zoning district has taken effect. <br /> <br />3. This design review approval shall lapse within one year from the date of approval <br /> unless a building permit is issued and construction has commenced and is <br /> diligently pursued toward completion or an extension has been approved by the <br /> City. <br /> <br />4. Final inspection by the Planning Department is required prior to occupancy. <br /> PROJECT SPECIFIC CONDITIONS <br /> <br />5. All on-site parking spaces shall be reserved for employees of the tenants <br /> occupying the building at 992 Main Street only, unless otherwise approved or <br /> required by the Planning Commission through a subsequent application. Parking <br /> spaces shall be numbered and a space shall be assigned to each employee. The <br /> number of each parking space shall be indicated in thermoplastic (or approved <br /> equal) at the entrance to each stall. The applicant shall prepare a deed restriction to <br /> this effect and all tenant lease agreements shall reflect this restriction. The <br /> applicant shall submit both the deed restriction and a sample lease agreement to <br /> the City Attorney for review and approval prior to recordation of the deed <br /> restriction. The recordation shall be accomplished prior to issuance of building <br /> permits. <br /> <br />6. The developer shall submit a parking lot lighting plan for the site subject to the <br /> review and approval of the Planning Director and Building Department prior to the <br /> issuance of building permits. Parking lot lighting shall be designed in accordance <br /> with Municipal Code Section 20.136.100.
