preservation methods shall be followed: <br /> <br />a.) The applicants shall utilize their best efforts to locate all new utility <br />trenches outside the dripline of the existing trees to be saved. If this is not feasible, <br />then the applicants shall submit a report from a certified arborist acceptable to the <br />City that indicates the trenching will not be detrimental to the health of the trees. <br /> <br />b.) No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br />disposed within the dripline of the trees or in drainage channels, swales, or areas <br />that may lead to the dripline. <br /> <br />c.) No signs, wires, or ropes shall be attached to the trees. <br /> <br />d.) No stockpiling/storage of fill, etc., shall take place underneath or within 5' <br />of the dripline of the existing trees. <br /> <br />e.) No equipment may be operated within or beneath the driplines of the trees, <br />and no equipment or temporary structures shall be placed within or beneath the <br />driplines of these trees. <br /> <br />Failure to comply with these requirements may result in a stop-work order. <br /> <br />34. <br /> <br />No trees shall be removed other than those specifically designated for removal on <br />the approved plans. The applicants shall post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required to be preserved, up to a maximum of $25,000. This cash bond or security <br />shall be retained for one year following acceptance of public improvements or <br />completion of construction, whichever is later, and shall be forfeited if the trees are <br />destroyed or substantially damaged. <br /> <br />35. <br /> <br />The existing St. John Street driveways to be removed shall be replaced with new <br />curb, gutter, and sidewalk matching the existing materials. <br /> <br />36. <br /> <br />Prior to installation of any signs, a comprehensive sign program shall be submitted <br />to the Planning Director for review and approval. Said sign program shall include <br />the specific details for each sign (i.e., colors, materials, illumination, location, sign <br />text, etc.). The sign program shall be consistent with the regulations of the <br />Downtown Revitalization District and the Downtown Design Guidelines. <br /> <br />37. <br /> <br />The base building wall color shall be changed to a lighter grey/off-white color. In <br />addition, the accent wall color shall be lightened slightly. Said wall colors shall be <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
