species, location, size, quantities, and spacing. <br /> <br />26. <br /> <br />Except for the street and parking lot trees, which shall be 36 inch box-sized trees, <br />all trees used in landscaping shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons. <br /> <br />27. <br /> <br />Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />28. <br /> <br />The applicants shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />29. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />30. <br /> <br />The applicants shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan <br />for this development. Said agreement shall run with the land for the duration of <br />the existence of the structures located on the subject property. <br /> <br />31. <br /> <br />Any pruning of street trees to accommodate construction of the building shall be <br />conducted by a certified arborist familiar with the International Society of <br />Arboriculture pruning guidelines and shall comply with the guidelines established <br />by the International Society of Arboriculture, Tree Pruning Guidelines, current <br />edition, to maintain the health of the trees. <br /> <br />32. <br /> <br />The applicants shall comply with the tree preservation guidelines and <br />recommendations of the tree report prepared by HortScience, Inc. dated October <br />1998. The applicants shall arrange for the horticultural consultant to conduct a <br />field inspection prior to issuance of grading permits to ensure that all <br />recommendations have been properly implemented. The consultant shall certify in <br />writing that such recommendations have been followed prior to issuance of <br />building permits. <br /> <br />33. <br /> <br />Protective chain link or nylon fencing shall be installed around the existing street <br />trees to be saved during all construction activities.
