EXHIBIT "B" <br /> <br /> Draft Conditions of Approval <br /> Case V-95-15 and Z-95-168 <br /> <br /> (November 21, 1995) <br /> <br />1. The location and design of the gazebo shall substantially conform to the site plan and <br /> building elevations, Exhibit "A", dated "received August 11, 1995", on file with the <br /> Planning Department, except as modified by these conditions. <br /> <br />2. The property owners shall obtain all building and other applicable City permits for the <br /> gazebo within 30 days of the Planning Commission's approval of the variance and design <br /> review requests. <br /> <br />3. All finished colors used on the gazebo shall match the colors used on the existing <br /> single-family house, unless otherwise approved by the Planning Director. Final colors shall <br /> be submitted to the Planning Director for review and approval prior to their application on <br /> the gazebo. <br /> <br />4. Wood shakes or shingles shall be used as the finished roof material on the gazebo. Before <br /> the finished roof is installed, the property owners shall plant one, fifteen (15) gallon <br /> evergreen pear tree located in the area between the gazebo and the cypress trees planted <br /> along side the rear property line fence. The pear tree shall be located so that when mature, <br /> it augments the property line screen provided by the cypress trees. <br /> <br /> <br />
