38. Storm drainage swales, gutters, inlets, outfalls, and channels <br /> not within the area of a dedicated public street or public <br /> service easement approved by the City Engineer shall be <br /> privately maintained by the Property Owner. <br /> <br />39. The design of the water supply and sanitary sewer systems <br /> shall be subject to the review and approval of the City <br /> Engineer. <br /> <br />40. Approval of the storm drainage system shall be subject to the <br /> review and approval of the City Engineer and Zone 7, as <br /> applicable. <br /> <br />41. Any damage to existing street improvements during construction <br /> on the subject property shall be repaired to the satisfaction <br /> of the City Engineer at full expense to the developer. This <br /> shall include slurry seal, overlay, or street reconstruction <br /> if deemed warranted by the City Engineer. <br /> <br />42. The applicants' contractor(s) shall obtain an encroachment <br /> permit from the City Engineer prior to moving any construction <br /> equipment onto the site. <br /> <br />43. The applicants shall comply with the City's Storm Water <br /> Management and Discharge Control ordinance. All storm drain <br /> systems shall be designed to include oil/grease separators to <br /> filter the storm water drainage prior to entering the City's <br /> storm drain lines in the adjacent public right-of-ways. The <br /> applicant shall submit a maintenance schedule for the <br /> separators prior to issuance of a building permit. The <br /> applicant shall also enter into an agreement with the City, <br /> prior to issuance of a building permit, guaranteeing the <br /> maintenance of these separators, unless otherwise approved by <br /> the City Engineer. <br /> <br />Building and Construction <br /> <br />44. The project shall be designed to meet all accessibility <br /> requirements for disabled persons. <br /> <br />45. The applicant shall submit 3 full-size sets of construction <br /> plans (wet-stamped and signed), 2 sets of the necessary <br /> structural and Title 24 calculations, 2 copies of a site <br /> specific soils report, and the completed Building Permit <br /> Questionnaire to the Building Department, along with the <br /> necessary fees, to initiate the City's plan check process. <br /> The plan check will be accepted only after the completion of <br /> the Design Review procedure's 15-day appeal period, unless the <br /> applicant submits a signed statement acknowledging that the <br /> plan check fees may be forfeited in the event that the <br /> approval is overturned or the design is significantly changed <br /> as the result of an appeal. In no case will a building permit <br /> be issued prior to the expiration of the 15-day appeal period. <br /> <br /> <br />
