subject to approval by the Planning Director prior to issuance <br /> of permits by the Building Department. Such transformers <br /> shall be screened by landscaping or contained within an <br /> enclosure matching the building and with corrugated metal <br /> gates. All transformers shall be shown on the plans submitted <br /> for issuance of building permits. <br /> <br />30. The applicants shall construct vertical P.C.C. curbs and <br /> gutters within this project unless otherwise approved by the <br /> City Engineer. Six inch vertical concrete curbs shall be <br /> installed between all paved and landscaped areas. <br /> <br />31. All backflow prevention devices installed with the development <br /> shall be painted forest green (Pantone Color System Number 357 <br /> or equivalent) and shall be screened with shrubbery. The <br /> shrubbery shall be of a species and planted at a density to <br /> satisfactorily screen the device and shall be designed to <br /> blend with adjacent landscaping. All such devices shall be <br /> shown on the plans submitted for issuance of building permits. <br /> The adequacy of such screening shall be determined by the <br /> Planning Director prior to issuance of building permits. <br /> <br />32. The applicants shall submit a final grading and drainage plan <br /> prepared by a licensed civil engineer for review and approval <br /> of the Planning Director, City Engineer, and Director of <br /> Building Inspection prior to the issuance of a building <br /> permit. The grading plan shall accurately indicate the <br /> difference between the Main Street sidewalk and building <br /> finish floor elevations. <br /> <br />33. The applicants shall submit a refundable cash bond not to <br /> exceed $2,500.00 for hazard and erosion control prior to <br /> issuance of an Engineering or Building Department permit. The <br /> amount of this bond will be determined by the City Engineer. <br /> <br />34. The haul route for all materials to and from this development <br /> shall be approved by the City Engineer prior to the issuance <br /> of an encroachment permit. <br /> <br />35. The applicants shall include erosion control measures on the <br /> final grading plan, subject to the approval of the City <br /> Engineer. The applicants are responsible £or ensuring that <br /> the contractor is aware of such measures. No grading shall <br /> occur between October 15 andApril 15 unless approved erosion <br /> control measures are in place, subject to the approval of the <br /> Building Department. Such measures shall be maintained until <br /> such time as permanent landscaping is in place. <br /> <br />36. The applicants shall submit a dust control plan or procedure <br /> as part of the improvement plans. <br /> <br />37. The applicants shall maintain the parking lot, trash enclosure <br /> area, and outdoor seating areas in a clean and orderly manner <br /> at all times. <br /> <br /> <br />
