10. The applicants shall redesign the brick/wrought iron wall <br /> along the western elevation of the southern deck area to match <br /> the design of the southern patio wall (i.e., 11/2 ft. tall <br /> brick base with 4 1/2 ft. tall wrought iron on top). Said <br /> design shall be submitted in conjunction with the building <br /> permit plans and shall be subject to review and approval by <br /> the Planning Director prior to issuance of building permits. <br /> <br />11. The applicants shall submit revised building colors to the <br /> Planning Director for review and approval prior to issuance of <br /> building permits for the building. <br /> <br />12. The applicants may revise the design of the front (Main <br /> Street) door to consist of a single door with glass side <br /> panels per the exhibit included in the applicants' letter of <br /> appeal dated "Received" June 7, 1995. <br /> <br />13. A walk-up order window may be installed along the northern <br /> building elevation. Use of the window shall be limited to <br /> walk-up customers only. Customers and employees shall only <br /> park within the 18 designated parking spaces indicated on the <br /> approved site plan. No parking or stopping of customer <br /> vehicles shall be allowed in front of the walk-up window; the <br /> curb in this area shall be painted red. A design detail of <br /> the walk-up order window shall be submitted in conjunction <br /> with the building permit plans and shall be subject to review <br /> and approval by the Planning Director prior to issuance of <br /> building permits. <br /> <br />14. The applicants/property owner shall dedicate to the City two <br /> feet of right-of-way along the entire Ray Street frontage of <br /> the site. In addition, should the City decide to proceed with <br /> the Ray Street widening project, the applicants shall pay an <br /> in-lieu fee of $25,000.00 to the City for the necessary street <br /> and frontage improvements associated with the realignment of <br /> Ray Street. The applicants shall pay the in-lieu fee prior to <br /> issuance of building permits for the project. The $25,000 in- <br /> lieu fee is refundable to the applicants if the street is not <br /> widened. The applicant shall dedicate an eight foot PSE along <br /> Ray Street to allow for relocation of the power pole and <br /> overhead wire. <br /> <br />15. All mechanical equipment shall be constructed in such a manner <br /> that noise emanating from it will not be perceptible beyond <br /> the property plane of the subject property in a normal <br /> environment for that zoning district. <br /> <br />16. The applicants shall submit a final lighting plan for the <br /> building and the site for the review and approval of the <br /> Planning Director prior to issuance of building permits. <br /> Lighting shall be directed away from adjacent residences. <br /> <br />17. An area drain shall be installed in the trash enclosure area <br /> which connects to the sanitary sewer. A structural control <br /> <br /> <br />
