Conditions of Approval for Case Z-96-195 1. The proposed parking lot improvements and restrooms shall conform substantially to the site plan, Exhibit "A", dated "Received August 7, 1996", the letter dated "Received August 7, 1996", and the letter dated "Received August 26, 1996", on file with the Planning Department, except as modified by these conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance with the approved exhibits. 2. The applicant shall contact the Building and Fire Departments to determine all applicable code requirements. All new structures must be designed to conform to all applicable occupancy requirements, codes, and ordinances of the City. 3. The applicant shall obtain all applicable City permits and pay all applicable fees for the proposed improvements on the subject site. 4. The applicant shall submit a final lighting plan for the restrooms and parking lot for the review and approval of the Planning Director prior to issuance of building permits. 5. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are fronted by concrete curbs, in which case sufficient areas shall be provided beyond the ends of all parking spaces to accommodate the overhang of automobiles. 6. All utilities required to serve any proposed development on-site shall be installed underground, unless otherwise determined by the City Engineer. A plan showing how the utility hookups are stubbed to individual sites shall be provided to the City Engineer. 7. A final landscape plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be detailed in terms of species, location, size, quantities, and spacing. 8. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape plan. 9. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas unless otherwise approved by the Planning Director. 10. The design of the restrooms shall be submitted to and approved by the Planning Director prior to the issuance of a building permit. The materials and colors shall be consistent with the existing restroom and cabana. 11. The developer shall pay any and all fees to which the property may be subject prior to issuance of building permits. The type and amount of the fees shall be those in effect at
