17. A comprehensive sign program for the building and site shall be submitted to the <br /> Planning Director for review and approval prior to installation of any signs. Said sign <br /> program shall be consistent with the Downtown Design Guidelines. <br /> <br />18. The new City sidewalk in from of the "Retail 5" tenant space shall match the color, <br /> concrete material, and pattern of the existing Main Street sidewalk. The applicants or <br /> their contractor shall contact the City Street Department to obtain sidewalk color and <br /> material information and use of the City's sidewalk stamp. <br /> <br />19. All restaurant facilities shall be equipped at all times with filtering devices to minimize <br /> odors and fumes. Details of said devices shall be show on the tenant improvement plans <br /> submitted for issuance of building permits and shall be subject to review and approval by <br /> the Planning Director and Director of Building Inspection prior to issuance of building <br /> permits for the tenant improvements. <br /> <br />20. The applicants shall effectively screen from view all ducts, meters, air conditioning <br /> equipment, and any other mechanical equipment, whether on the structure, on the ground, <br /> or on the roof, with materials architecturally compatible with the main structure. <br /> Screening details shall be shown on the plans submitted for issuance of building permits, <br /> the adequacy of which shall be determined by the Planning Director. All required <br /> screening shall be provided prior to building occupancy. <br /> <br />21. All mechanical equipment shall be constructed in such a manner that noise emanating <br /> from it will not be perceptible beyond the property plane of the subject property in a <br /> normal environment for that zoning district. <br /> <br />22. The applicants shall submit a final lighting plan for the building and the site for the <br /> review and approval of the Planning Director prior to issuance of building permits. <br /> Decorative light fixtures that complement the building design shall be utilized on the <br /> building walls. Parking lot light standards, if used, shall be a traditional style design. <br /> <br />23. Trash containers shall be stored within the trash enclosure at all times, except when being <br /> unloaded. <br /> <br />24. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br /> fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br /> ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />25. All utilities required to serve any existing or proposed development on-site shall be <br /> installed underground, unless otherwise determined by the City Engineer. <br /> <br /> <br />
