g. The property owner shall enter into an agreement with the City, approved by the City <br /> Attorney, which guarantees that all landscaping and irrigation systems included in <br /> this project will be maintained at all times in a manner consistent with the approved <br /> landscape plan for this development. Said agreement shall run with the land for the <br /> duration of the existence of the structures located on the subject property. <br /> <br /> h. No existing tree located in the project site's perimeter P.S.E. areas may be removed <br /> other than those specifically designated for removal on the approved improvement <br /> plans. <br /> <br />20. Engineering Requirements: <br /> <br /> a. All utilities required to serve the proposed development on-site shall be installed <br /> underground. <br /> <br /> b. The developer shall utilize the existing utilities stubbed to the site. Unless otherwise <br /> approved by the City Engineer, no new street cuts for utilities are permitted. If the <br /> existing utility lines stubbed to the site are not utilized, the line shall be abandoned as <br /> directed by the City Engineer. <br /> <br /> c. The developer shall install street frontage improvements per Chapter 19.40.010 of the <br /> Pleasanton Municipal Code and to the satisfaction of the City Engineer in the area <br /> where Morse Drive presently connects to Franklin Drive. These improvements may <br /> include, but are not necessarily limited to, grading, curb and gutter, sidewalk, and <br /> paving. <br /> <br /> d. The applicant shall submit a final grading and drainage plan prepared by a licensed <br /> civil engineer depicting all final grades and on-site drainage control measures. This <br /> plan shall be subject to the review and approval of the City Engineer and/or the Direc- <br /> tor of Building Inspection prior to the issuance of any building permits. <br /> <br /> e. The developer shall submit a refundable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The amount of <br /> this bond will be determined by the City Engineer. <br /> <br /> f. The property owner shall grant an easement to the City over those parcels needed for <br /> public service easements (P.S.E.) and which are approved by the City Engineer or <br /> other easements which may be designated by the City Engineer. <br /> <br /> g.
