d. The applicant shall ensure that fire protection facilities, including all surface roads, <br /> fire hydrants, and a water supply capable of fumishing the required fire flow shall be <br /> installed and serviceable prior to and during the time of construction. When alternate <br /> methods of protection are as approved by the Fire Chief, this requirement may be <br /> waived or modified. Proposed altemative methods of fire protection shall be sub- <br /> mitted, in writing, to the Fire Chief. Work on the alternative fire protection methods <br /> shall not start without the approval of the Fire Chief. <br /> <br /> e. If required by the Police Department, the building(s) shall be equipped with an alarm <br /> system, the type to be approved by the Police Department and that this system shall <br /> be installed prior to occupancy of the building. <br /> <br />19. Landscape and Irrigation Design and Operation Requirements: <br /> <br /> a. A final landscape plan and irrigation plan shall be submitted to and approved by Plan- <br /> ning Director as part of the building permit plan set prior to issuance of an on-site per- <br /> mit. Said landscape plan shall be consistent with the approved landscape plan plus <br /> any conditions of approval, and shall be detailed in terms of species, location, size, <br /> quantities, and spacing. <br /> <br /> b. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br /> shrubs a minimum of five (5) gallons, unless otherwise shown on the approved land- <br /> scape plan. <br /> <br /> c. The developer shall provide root control barriers and four inch (4") diameter perfo- <br /> rated pipes for parking lot trees, street trees, and trees in planting areas less than ten <br /> feet (10' 0") in width, as determined necessary by the Planning Director at the time of <br /> review of the final landscape plans. <br /> <br /> d. Except for the section of Morse Drive which will be a private street, six inch (6") ver- <br /> tical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br /> e. The developer shall adjust the sprinkler heads to redirect the water away from the <br /> monument sign while ensuring complete irrigation coverage of the landscaping <br /> around the sign. All landscaping around the sign shall be restored after installation of <br /> the sign and prior to final of the sign permit. <br /> <br /> f. Prior to occupancy, the landscape architect shall certify in writing to the Planning Di- <br /> rector that the landscaping and irrigation systems have been installed in accordance <br /> with the approved landscape and irrigation plans with respect to size, number, and <br /> species of plants and overall design concept. <br /> <br />City Council Resolution No. 96-55 May 21, 1996 <br />PUD-80-16-11D Page 8 <br /> <br /> <br />
