7. No exterior or window signage is approved as part of this application. All signage shall conform to the City's signage requirements. A complete application for all exterior and window signage shall be submitted to the City within 30 days of approval. If the window signs are approved by the City, they shall be required to be turned off when the martial arts studio is closed. 8. Maximum occupancy permitted at the martial arts studio shall be 49 persons. 9. The use shall be conducted entirely within the building at all times. 10. City staff shall conduct a site visit within 6 months, from the date of approval of this case, Case UP-98-46, to confirm that all of the conditions of approval in this Exhibit "B", are being adhered to by the applicant. During the site visit, if the use is not in compliance, this conditional use permit shall be referred to the Planning Commission for subsequent review at a public hearing. The Planning Commission may modify or add conditions of approval to the permit, or may revoke such permit. 11. If operation of this use results in conflicts pertaining to parking, noise, traffic, or any other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Planning Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said use permit. 12. The applicant shall contact the Building and Fire Departments to determine all applicable requirements. The structure must be made to conform with all codes and ordinances of the City. All necessary City permits shall be secured. 13. If the applicant wishes to relocate the martial arts studio, the applicant shall secure a new conditional use permit to relocate into the tenant space or building prior to occupying the tenant space or building. {end}
