7. No exterior or window signage is approved as part of this application. All signage shall <br /> conform to the City's signage requirements. A complete application for all exterior and <br /> window signage shall be submitted to the City within 30 days of approval. If the window <br /> signs are approved by the City, they shall be required to be turned off when the martial <br /> arts studio is closed. <br /> <br />8. Maximum occupancy permitted at the martial arts studio shall be 49 persons. <br /> <br />9. The use shall be conducted entirely within the building at all times. <br /> <br />10. City staff shall conduct a site visit within 6 months, from the date of approval of this case, <br /> Case UP-98-46, to confirm that all of the conditions of approval in this Exhibit "B", are <br /> being adhered to by the applicant. During the site visit, if the use is not in compliance, <br /> this conditional use permit shall be referred to the Planning Commission for subsequent <br /> review at a public hearing. The Planning Commission may modify or add conditions of <br /> approval to the permit, or may revoke such permit. <br /> <br />11. If operation of this use results in conflicts pertaining to parking, noise, traffic, or any <br /> other impacts, at the discretion of the Planning Director, this conditional use permit may <br /> be referred to the Planning Commission for subsequent review at a public hearing. If <br /> necessary, the Planning Commission may modify or add conditions of approval to <br /> mitigate such impacts, or may revoke said use permit. <br /> <br />12. The applicant shall contact the Building and Fire Departments to determine all applicable <br /> requirements. The structure must be made to conform with all codes and ordinances of <br /> the City. All necessary City permits shall be secured. <br /> <br />13. If the applicant wishes to relocate the martial arts studio, the applicant shall secure a new <br /> conditional use permit to relocate into the tenant space or building prior to occupying the <br /> tenant space or building. <br /> <br />{end} <br /> <br /> <br />
