7. If the second unit is constructed initially in conformance with these plans. no additional City. <br /> review is necessary. If. after the initial construction and occupancy of the primary residence a <br /> homeowner intends to add a second unit in conformante with these approved plans, review and <br /> approval of the plans shall be required by the Zoning Administrator, including written <br /> notification to adjoining property owners and any public hearings deemed necessary by the <br /> Zoning Administrator. <br /> <br />8. The developer shall pay the applicable Zone 7 and City connection fees, water meter costs, and <br /> any applicable DSRSD sewer permit fees to which the second unit may be subject before <br /> issuance of a building permit. The type and mount of fees shall be those in effect at the time the <br /> permit is issued. <br /> <br />9. The applicant shall disclose to all prospective home-buyers the existence of the master use permit <br /> allowing second units on lots with the Plan 3 and Plan 4 homes, and shall provide to all buyers <br /> copies of the project conditions of approval. In addition, the applicant shall disclose the <br /> existence of the master use permit in the disclosure statements for this development. The <br /> disclosure statement shall be submitted for the review and approval of the City Attomey prior to <br /> the issuance of building permits. <br /> <br /> 10. The owner/occupant of any primary residence which includes a second unit must be signatory to <br /> any rental agreement for whichever unit on the site is rented. The developer shall indicate this <br /> condition in written form as a deed restriction to any buyer who has selected a second-unit <br /> option. The language of this deed restriction shall be submitted to the City Attorney for review <br /> and approval prior to the issuance of building permits for any residence. <br /> <br /> 11.
