All of which said rooms herein leased are also more partic- ularly described as follows, to-wit:- Room No. I, situate in the southeast corner of said building in size about 24 x 29 feet; Room No. 2, situate in the southwest corner of said building in size about 24 x 32 feet; Room No. $ situate in the rear of said building and about the center of the weWt'side~'thereof, and connecting with l~oOm~[o" 2 in size' aboUt l0 x 14 feet;' TO HOLD the said premises with the appurtenances unto the said lessee from and after the let day of January, A.D., 191§, for and during the full term of forty-nine (49) years, at a rental of One ($1.00) Dollar per year, payable in advance on the let day of January, of each and e~ery year of this lease; IT IS MUTUALLY UNDERSTOOD AND AGREED by and between the parties hereto as follows:- (1) That the said party of the second part shall have free and unhindered egress and ingress in and to the room~harein leased, through the hall-ways of the to~ hall now ~mder con- struction and in which gaid rooms are to be mitmate; (2) That said rooms herein leased are to be used for free, public library, read and club room purposes only, and the room hereinbefore designated as Room No. One shall be used con- tinuously for free public library purposes and be open to the public ~t all times outomary for the keeping open of free, public libraries, and said rooms are not to be sub-let or leased to any person or persons for any purpose whatever, excepting that it is particularly provided that the use of the room designated as No. One may be given to any person or persons as the said secon-'~-~ty may designate for the purpose of carrying on and conduSting the free, public library herein mentioned to be carried on and conducted by said party of the second psrt; (3) That said rooms shall be kept in good repairs by the said party of the second part, and the said party of the first part shall be at no expense whatsoever in the up-keep of said rooms (wear and Lear by the elements excepted); (4) That there shall be provided for the use of the Women's Improvement Club fuel bunkers in the same portion of the Town Hall as said rooms are situate; -2-
