<br />24. Unless otherwise required, the building developer shall pay the in-lieu park <br />dedication fees in effect at the time building permits are issued. <br /> <br />25. The project developer/subdivider shall deposit a bond with the City of Pleasanton <br />to ensure completion of any required off site improvements. This bond shall be in <br />a standard form approved by the City Attorney and shall be in an amount <br />satisfactory to the City Engineer. The City Engineer may waive this requirement <br />if the required improvements have been satisfactorily installed/constructed prior to <br />recordation of the final parcel map. <br /> <br />26. The width of the vegetated swales, and the vegetated swale planting materials <br />shall be subject to the review and approval of the Public Works and Planning <br />Departments prior to the issuance of a building permit. <br /> <br />27. The applicant shall provide root control barriers and four-inch (4") perforated <br />pipes for street trees and trees in planting areas less than ten feet (10') in width. <br /> <br />28. All trees used in landscaping shall be a minimum of fifteen (15) gallons in size <br />and all shrubs shall be a minimum of five (5) gallons, except that at least <br />seventeen (17) twenty-four-inch box trees shall be provided along Vineyard <br />Avenue, at the drive exit on Birch Creek Drive, at the Birch Creek Drive focal <br />point, and at the entrance focal point. <br /> <br />29. The applicant's final landscape and irrigation plan shall be submitted to and <br />approved by the Planning Director as part of the building permit plan set prior to <br />the issuance of an on-site permit. Said landscaping plan shall be consistent with <br />the approved landscape plan, as shown in Exhibit A, plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacmg. <br /> <br />30. All landscaping between a sidewalk and a street and common areas shall be <br />maintained by the homeowners association for the project. Whether other <br />landscaping shall be maintained by the homeowners association or the nearest <br />homeowner shall be determined by the homeowners association and shall be <br />defined within the CC&R's as approved by the City Attorney and prior to <br />recordation of the final map. <br /> <br />31. The applicant shall implement the following measures with the construction of the <br />structures covered by this approval so that the homeowners and/or homeowners <br />association can install roof-mounted photovoltaic systems in the future: <br />a. Electrical conduit and pull string shall be installed from the roof/attic areas <br />to the buildings' main electrical panels; <br /> <br />5 <br />
