Chairperson Maas noted that she did not like the placement of the house on top of the hill <br />and believed the architecture was out of place there. She stated that the house had been <br />designed for a flat pad which is not available on the proposed site except at the location <br />of the existing house- <br />Coninzissiotier Fox did not believe the dot meant the existing garage would be <br />demolished in order to build the new residential unit, she believed it was si~rtilar to the <br />dots on the North Sycamore Specific Plan, with respect to the alignment of the trail- She <br />could support the house being built higher on the hill and that it would not be feasible to <br />build in the garage space. She noted that the barbed wire for the property line was <br />located. at the back of the building. She could not fathom placing a residence there, and <br />that the dot's location was not meant to be the exact location- However, she believed that <br />because the elevation exceeded 540 feat, the residence should be limited to 25 feet in <br />height, however that is calculated via the Municipal Code, and. be one story- Shc <br />believed that from the architectural perspective, the visual prominence should be <br />minimized; she did not see that occurring at this point. "['hc architecture for Hillside <br />Residential District should be medium-to-dark earth tone building colors, and she <br />believed. the design should be changed to incorporate those colors- She believed the roof <br />forirt should be broken rather than using a fL at roof and that the materials should be <br />darker. She believed the natural copper proposed for the roof can he reflective and that <br />the reddish clay roofing material should be much darkcr- <br />Commissioner Blank agreed that it was important to have clarity regarding the location of <br />the circle/dot with respect to the property line. <br />Chairperson Maas believed this was a tl at-land house, not a hilltop house, and that it did <br />not tit with the topography. <br />Conitnissioner Blank stated that the house should be in cotapliance with the Specific <br />Plan. He was concerned about the apparent lack of accurate visual representation of the <br />house, which was adeal-breaker for him- He did not want to see any of the heritage trees <br />ren-toved- He also wondered about how long there would be vineyards on the lower <br />property along Old Vineyard Avenue before additional homes would be built- <br />Cotrin-tissioner Pearce appreciated the work that the Sariches have done with the Planning <br />Dcpart~n ant and had concerns that the topography was being made to conform to the <br />house, not the other way around- <br />Commissioner Blanlc questioned whether a binder containing all the staff reports <br />regarding this project from the beginning could be provided- The Commission discussed <br />his request and determined that it was not necessary for them to have all the staff reports <br />and historical documents.
