Mariposa <br />Ranch (Callippe Golf Course) <br />Application for a PUD major modification to modify design guidelines and <br />review processes for the future homes of the Mariposa Ranch development by the <br />Callippe Golf Coursc- Zoning for the property is PUD-GC and i._DR <Planncd <br />Llnit Development -Golf Course and Low Density Residential District. <br />Mr. Pavan presented the staff report, recommending support to the applicant's request to <br />modify the design guidelines and approval process for the future homes on the 34 lots in <br />the Mariposa Ranch development contiguous to the Callipe Ciol£ Coursc_ I-Ic defined the <br />changes to the guidelines in that the proposed modification further develops the existing <br />design guidelines enlarging the design standards into two (2) compl cte, detailed volumes <br />_. for the lots- Tour architecture styles are provided that the home designs would follow~ <br />The modification would also delegate the design review approval of the custoiri home <br />designs to the Planning Director/Zoning Administrator following the procedures set forth <br />in the Municipal Code and with added. procedures to pre-notify the Planning Commission <br />and public- <br />THE PUBLIC HEARING WAS OPENED- <br />Mr. David Bogstad, representing the applicants, was present to speak in Favor of the <br />application and to answer questions. He stated that the nature of custom home designs <br />for high-end houses would ensure that no two homes would have the same appearance. <br />He added that the scope o£the proposed guidelines and the review procedures outlined in <br />the guidelines would ensure that high levels of design quality are achieved with these <br />homes while providing for increased processing efficiencies- <br />Vanessa Kawaihau, 871 Sycamore Road, spoke in support of the proposed guidelines and <br />felt that the single-story-only restriction for Lot 5 facing Westbridge Lane should be <br />deleted since the homes proposed by Greenbriar Homes on the Spotorno property facing <br />W estbridge Lane are proposed to be two stories. She added that Westbridge Lane should <br />be described as a temporary access road only and that the trail circling the golf course <br />may include bikes pending City approval_ <br />Kevin Close, 871 Sycamore Road, spoke in favor of the proposed guidelines, adding that <br />landscape lighting, especially up-lighting, should be prohibited- <br />PLANNING COMMISSION MiNLJTES March 9, 2005 Page 4 of 10 <br />
