construction/installation of the structure shall be complete within sixty <60) days Prom <br />the City's written notiF cation. <br />1 O_ Prior to operation, the applicant shall install Hlter inserts in storm water catch basins <br />to prevent trash, debris, oil and grease, and other harmful pollutants from entering <br />into the City's storm water system. The detail and specifications of the inserts shall <br />be review and approved by the G'ity Engineer. <br />1 1 . The duii-tpster shall be placed inside the building- If it is to be located in the outdoor <br />area, it shall be stored under a covered structure- Design Review of the covered <br />structure is required prior to construction/installation. <br />7 2. At no time shall tar kettles be turned on at a location other than the job site. The tar <br />kettles shall be turned off and be cold prior to being parked/stored at the subject site. <br />13_ At no time shall annoying odor be readily detectable beyond the boundaries of the site <br />in an I-P district- <br />14. Prior to the operation, the applicant shall provide a copy of the written approval from <br />the Bay Area Air Quality Management District (BAAQMD) for using of the tar <br />kettles, if necessary_ <br />1 5. The outdoor warehousing area shall be completely screened when viewed from off- <br />site locations. if modification to the existing chain link fence or a new chain link <br />fence is needed, at the discretion of-the Planning Director, design review of-the chain <br />link fence may be required prior to installation- <br />16_ 7f operation of this use permit results in conflicts pertaining to parking, noise, <br />trati-ic/circulation, odor, or other factors, at the discretion of the Plaiming Director, <br />this conditional use permit may be submitted to the Planning Commission for their <br />subsequent review at a public hearing- If necessary, the Planning Commission xnay <br />n-iodify or add conditions of approval to mitigate such impacts, or may revoke the <br />said conditional use permit approval. <br />1 7. The applicant shall obtain a building permit prior to commencement of any work, if <br />required, and shall comply with all local codes, ordinances, and/or regulations <br />including Building and Fire code requirements. <br />1 8. No changes to the exterior of the building shall be made without prior approval from <br />the Planning Dcpartmcnt_ <br />19.
