"fhe proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfarq or materially injurious to the properties or <br />improvements in the vicinity. <br />Based on the proposal, the proposed roo£mg contractor's business would be <br />compatible with other businesses in the saute business park_ hz addition, tral-mac <br />generated from the business during the regular business hours would be <br />unnoticeable as the majority of the work force report directly to the job sites_ <br />As conditioned, the proposed business is required to sett sty the requirements from <br />the lire District Additionally, the applicant is required by conditions to provide <br />weather-proof protection of the outdoor warehousing/storage area and to modify <br />the existing storm water inlets to prevent trash, debris, oil and grease, and outer <br />harmful pollutants from entering into the City's storm water system. There £ore, <br />this finding can he made. <br />The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />The proposed use complies with all relevant sections of the zoning ordinance. <br />Granting a conditional use permit to the applicant would be consistent with the <br />City's ability to regulate zoning as listed in the Municipal Code. Theretbre, this <br />finding can be made_ <br />WHEREAS, the Planning Commission determined that the proposed conditional use would he <br />compatible with the existing uses in the area. <br />NOW, THEREFORE, TIIE PLANNING COMMISSION OF THE CITY OF PLEASAN"fON <br />RESOLVES THE FOLLOWING: <br />Section 1_ Approves Casc PCUP-146, the applicatiori of Rrattk Fiala, Franlc Fiala FZooFing, <br />Inc., for a conditional use penrtit to operate a roof contractor's business at <br />1228 Quarry Lane, Suite C, subject to the conditions shown in Exhibit B, attached <br />hereto and made part of this case by reference. <br />Section 2. "Phis resol ution shall beccime effective 7 5 days after its passage and adoption <br />unless appealed prior to that time_ <br />
