Green Building Con ditto r~s for Commercial Projects: <br />26. "1'lZe project developer shall use their best efforts to implement the measures identiF ed in <br />the iJ_S_ Green 13 wilding Council's (USGBC~, "Leadership in Energy and Environaraental <br />Design (LEED)" 2.0 rating system in the design, construction, and operation of the <br />proposed building, including all future tenant improvements_ 'T'hese measures shall be <br />shown on the building permit plan set submitted for review and -approval before issuance <br />of a building permit. In conjunction with the building permit application, the project <br />developer shall determine the building's "LEED Green Building Rating", using the <br />USGBC7 evaluating methodology, and shall report the rating to the Plararting Director. <br />Prior to building permit issuance, the green building provisions that are proposed to be <br />included in the development and the LEED scorecard shall be submitted to the Plam-aing <br />Director for review and approval City staff shall arrange a meeting with the project <br />developer to discuss the proposed izteasures and to determine if other feasible, mutually <br />agreeable. green building measures can be incorporated into the project_ <br />Construction and Demolition for all Projects. <br />27_ The project developer shall subai-ait a waste management plan to the Building Deparinient <br />prior to issuance of building or demolition permits. "fhe plan shall include the estimated <br />composition and quantities of waste to be generated and how the project developer <br />intends to recycle at least SO-percent of the total job site construction and demolition <br />waste meal cared by weight or volume. Proof of compliance shall be provided to the Chief <br />Building Official prior to the issuance of a final building permit. During demolition and <br />construction, the project developer shall mark all trash disposal bins "trash materials <br />only" and all recycling bins "recycling materials only"_ The project developer shall <br />contact Pleasanton Garbage Service for the disposal of all waste from the site. <br />Photovoltaic Requi.rem eats- <br />2A_ The project developer shall implement the f~~llowing measures with the construction of <br />the Nordstrom and parking deck structures covered by this approval so that the owners <br />can install root=mounted photovoltaic systems in the finure_ <br />a" Electrical conduit and "pull strings" shall be installed from the roof areas of the <br />Nordstrom store and the top-level of the parking deck to these. buildings' amain <br />clcctrical pai~als_ <br />b. Roof systems or other structural systems shall be "engineered" to handle a« <br />additional load of five-pounds per square foot. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct currcazt output from the photovoltaic panels to altarraati rag <br />current. <br />d_ A bi-directional electrical meter shall be installed. <br />
