1 F. All exterior lighting shall be designed or shielded so as to not shine on neighboring <br />properties. All trees used in landscaping shall be a minimum of fifteen (15) gallons in size, and all <br />shrubs shall be a minimum of five (SJ gallons unless otherwise specified on the approved <br />landscape plans. <br />27 _ The applicant's final landscape and irrigation plan shall be subti-tittcd to and approved by <br />the Planning Director as part of the building permit plan set prior to the issuance of an <br />on-site permit. Said landscaping plan shall be consistent with the approved landscape <br />plan, as shown in r3xhibit A, plus any conditions of approval, and shall be detailed in <br />terms of species, location, size quantities, and spacing. <br />22. All landscaping between a sidewalk and a street shall be iriaintained by the homeowners <br />association for the project or by the nearest hotncowner. Whether the landscaping shall <br />be maintained by the homeowners association or the nearest homeowner shall be <br />determined. by the homeowners association and shall. be defined within the CC~.Rs as <br />approved by the City Attorney and prior to recordation of the Ninal Map_ <br />23. All landscaping by the Arroyo L7e1 Valle shall be maintained by the honzcowners <br />association for the project, unless otherwise determined by the Planning Director, and <br />shall be memorialized by an appropriate document to the satisfaction of the City <br />Attorney. <br />24. The landscaping species, locations, and quantities in the landscaping strip by the <br />Alameda County Fairgrounds shall generally match that of the adjacent landscaping strip <br />to the east- "I~he landscaping strip by the Alairie.da County Fairgrounds shall be installed <br />by the developer but maintained by the City. The proposed irrigation system shall meet <br />all City standards and shall be subject to the review acid approval of the City's Parks <br />Superintendent prior to the issuance of a building permit. <br />4 <br />
