Resolution No. PC7-2005-44 <br />Page "Two <br />addition, the operation of the alter-school program would not interfere with the <br />surrounding businesses' ability to operate as all related activities would be held <br />inside the buildiug_ The anticipated number of cnzployees and school children <br />will not generate any unusual demands on the existing parking for the office <br />complex or the surrounding properties. Furthermore, the applicant will be <br />required to mitigate any nuisances that may occur as a result of the proposed <br />aRer-school program. Therefore, this Prst finding can be rrtade_ <br />2_ The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or ni ateri ally injurious to the properties or <br />improvcm eats in the vicinity. <br />For the past 17 years, the Pleasariton Community Church has been operating a <br />Sunday school program and an evening bible study session at the subject site. For <br />the past two years, it has been operating anafter-school daycare pro gram_ No <br />complaints regarding the operation of any of the programs has been fiilcd with the <br />G ity. The Church has been a good neighbor to the surrounding businesses. <br />SufFi cient parking, adequate separation from other businesses and residential <br />neighborhoods, maintenance of noise levels, and safety and security within the <br />premises have been provided and obscrved_ "The site has adequate and safe <br />ingress and egress into and out of the site. Conditions have been included that <br />would require the applicant to mitigate any future tiuisanecs as a result of the <br />proposed use. Therefore, this second finding can be iriade. <br />3. The proposed conditional use will. comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />The Plaruied Unit Development approval conditionally permits the establisluzient <br />of a church, and the proposed aRer-school program would be a part of the <br />Church's operation. Granting a conditional use permit to Yleasariton Con-imunity <br />C'.h urch would bc° con si sierra with ihc° C.ity's ability to rc g,ul etc; PllD approval grid <br />related zoning regulations_ Therefore, this third finding can he made. <br />WHEREAS, the Planning Commission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING= <br />
