Development and operation of the use shall he substantially as shown on the Proposed <br />Plaizs, Project Narrativq Project Surnmary, Tray Report, Light Fixture Sped £ications, and <br />Green Building Pr<~ject Checklist, Exhibit "A", dated "Received May 17, and August 2. <br />2005" on fide with the Planning Department, except as n~odificd by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Pl'arming Director if found to be in substanii al c: c>nforirianee to the approved cx hibits_ <br />2. "l~he design review and conditional use permit approvals will lapse one (1 J year fro~r~ the <br />effective date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City_ <br />3. Prior to issuance of a building permit. the applicant shall obtain a variance. if necessary, <br />to allow the two proposed parking spaces to be located in the required firont yard. <br />4. The applicant shall obtain all building and other applicable City pcrnits lbr the project_ <br />5_ The project developer sh a]] pay any and all fats to which the property ~r~ay be subject <br />prior to issuance of building permits. 1'he type and amount of the ices shall he those in <br />effect at the time the building permit is issu~d~ <br />6. Prior to issuance of a building permit, the project developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as adopted hhy <br />the Pleasanton Unified School District- <br />7. Prior to issuance of a building permit, the project developer sl-tall pay the applicable Goue- <br />7 and City connection fees and water meter cost tt~r any water meters, including irrigation <br />meters- Additionally, tlzc project developer shall pay any applicable Dublin San Ratnon <br />Services District ~DSRSD~ sewer permit fee. <br />A. The project developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case. and that the project developer agrees and acknowledges that building permit <br />approval niay be withheld if sewer capacity is io and by Lhe City not to be available. <br />
