Resolution No. PC-2005-41 <br />Page "Two <br />2. The proposed location of the conditional use and the conditions Lmder <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity- <br />As conditioned, the proposed use will not be detrimental to the public health, <br />safety, and welfare, nor will it pose a threat to surrounding properties or <br />improvements. All streets around the site are designed per City standards to <br />provide safe ingress and egress into and out of the site, and the tratf3c generated <br />by the use will not impact the adjacent streets or intersections. In addition, the <br />proposad use will have adequate off-street parking to meet prof act demand. <br />Conditions limiting noisy activities would mitigate potential impacts on the <br />adj accent neighbors- Conditions have also barn included that would raq wire the <br />applicant to mitigate any future nuisaiiecs as a result of the proposed use- In <br />summary, this finding can be made- <br />The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance- <br />The I-P zoning of the subject site allows the establishment of a storage/warehouse <br />operation with a conditional use permit. In addition, the proposed use complies <br />with all relevant sections of the zoning ordinance. Granting a conditional use <br />permit to the applicant would be consistent with the City's ability to regulate <br />zoning as listed in the Municipal Code Chapter 1 8.124. Therefore, the third <br />finding can be nzada_ <br />WHEREAS, the Planning Corr.mission determined that the proposed conditional use would be <br />compatible with the existing uses in the area and the proposed proj eci is <br />consistent with the appearance of the existing buildings in the area- <br />NOW, THEREFORE, THE PLANNING COMMISSION OF TIIE CITY OF PLEASAN"TON <br />KESOLVES THE FOLLOWTNG_ <br />Section 1 . Approves Case PCUP-1 33/PDR-440, the application of C7ubix Construction <br />Company for conditional use permit and design review approval to construct and <br />operate an approximately 76,107-square-foot self-storage facility on an <br />approximately 8.37-acre site, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br />Section 2. "Phis resolution shall become affective 1 5 days after its passage and "adoption <br />unless appealed prior to that time. <br />
