All streets around the site are designed per City standards to provide safe ingress and egress into and out of the site, and the tratf3c generated by the use will not impact the adjacent streets or intersections. In addition, the proposad use will have adequate off-street parking to meet prof act demand. Conditions limiting noisy activities would mitigate potential impacts on the adj accent neighbors- Conditions have also barn included that would raq wire the applicant to mitigate any future nuisaiiecs as a result of the proposed use- In summary, this finding can be made- The proposed conditional use will comply with each of the applicable provisions of the Zoning Ordinance- The I-P zoning of the subject site allows the establishment of a storage/warehouse operation with a conditional use permit. In addition, the proposed use complies with all relevant sections of the zoning ordinance. Granting a conditional use permit to the applicant would be consistent with the City's ability to regulate zoning as listed in the Municipal Code Chapter 1 8.124. Therefore, the third finding can be nzada_ WHEREAS, the Planning Corr.mission determined that the proposed conditional use would be compatible with the existing uses in the area and the proposed proj eci is consistent with the appearance of the existing buildings in the area- NOW, THEREFORE, THE PLANNING COMMISSION OF TIIE CITY OF PLEASAN"TON KESOLVES THE FOLLOWTNG_ Section 1 . Approves Case PCUP-1 33/PDR-440, the application of C7ubix Construction Company for conditional use permit and design review approval to construct and operate an approximately 76,107-square-foot self-storage facility on an approximately 8.37-acre site, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference.
