8_ The project developer shall install a large sign at the Chrisman property line stating that <br />the street will be extended through the Chrisman property ultimately connecting to <br />Vineyard Avenue. The design of this sign shall be shown on the subdivision's <br />improvement plans and shall be subject to the review and approval of the Planning <br />Director. The project developer shall install the sign after the public street is completed~ <br />9. The project developer shall design and construct the hammerhead turnaround to the <br />standards of the City of Pleasanton and. the Livermore-Pleasanton Fire Departrnent_ "l~hc <br />turnaround shall have an all-weather surface to the satisfaction of the Fire Marshall and <br />the City Engineer. The project developer shall provide a smooth transition between the <br />turnaround and the public street to the satisfaction of the City 1--:ngineer. <br />1 O_ The project developer shall install a temporary drainage system to the hammerhead <br />turnaround including a concrete "v"-ditch located at the back of the turnaround to <br />intercept storm water. The "v"-ditch design and configuration shall be subject to review <br />and approval of the City Engineer prior to its construction- <br />1 7 . The driveway adjoining Lot 9 shall be regraded on the Chrisman property to the <br />satisfaction of the City Engineer to provide a useable connection to the existing roadway <br />on the Chrisman property- <br />12. The project developer shall equip the homes on Lots 1 1 through 19 with an automatic fire <br />sprinkler system- Plans and speci£cations for the automatic fire spri rtlcler system shall be <br />submitted to the Pleasanton Building Department for review and approval with the <br />building permit plans. All required inspections and witnessing of tests shall be completed <br />prior to final inspection and occupancy of the buildings). <br />7 3. The Berlogar Lots 1 1 through 19 shall include a recorded disclosure stating that the <br />public street serving these lots will, in the future, be extended as a through street forming <br />a loop road ultimately connecting to Vineyard Avenue. <br />14. The project developer shall provide all buyers with copies of the project conditions of <br />approval . <br />1 5. The project developer of the Berlogar property shall "stub" full public utilities at the <br />northwesterly property line of the Chrisman property. All public and private utilities <br />serving Chrisman Lots 1 through 10 will be required to be connected to these utility <br />"sLUbs". <br />16_ Both the Berlogar and Chrisman projects shall ultimately have a single homeowners' <br />association to own and maintain the common areas and facilities covered by PUD-OS and <br />by Tract 7399. The homeowners' association shall be created with the first subdivision. <br />The CCBcRs creating the homeowner's association shall provide the means by which the <br />development on the Chrisman property will be annexed into the association. No approval <br />of the existing association or its hon~eowncrs will be necessary to eFfectuate this <br />2 <br />
