FxxIBrT B <br />CONDITIONS OF APPROVAL <br />PUD-OS-1M, Frank a4z Barbara Berlogar and Kenneth 8c Pamela Chrisman <br />1944 and 2200 Vineyard Avenue <br />August 1 O, 2005 <br />7 . The design and construction of Lots ] 1 through 19 of PUD-OS covered by this approval <br />incl uding the three-point hammerhead turnaround shall substantially confonrt to the <br />design shown on the development plan, Exhibit "A", dated "Received February 7 8, 2005" <br />on file with the Planning Department, except as modified by the following conditions_ <br />Minor changes to the plans may be allowed subj act to the approval of the Plartrting <br />Director if found to be in substantial conformance to the approved exhibits_ <br />2_ All conditions of Casa PUD-OS shall remain in full forces and effect unless trtodified by <br />the following conditions. <br />3. The house designs on Lots 1 1 through 19 of this approval shall be controlled by design <br />guidelines. 1'he project developer shall submit revised building design guidelines for the <br />lots covered by this development plan subj act to review and approval by the Planning <br />C7ommission before application is made for the first lot. <br />4. The building design plans for these lots shall be reviewed and -approved by the Planning <br />Commission at a publicly noticed nieeting_ <br />5. The future home developers) shall prepare project-specific view analyses with the <br />submittal of their design review applications with the viewpoints selected by the Planning <br />Director. To places the house design proposal within its neighborhood context, the view <br />analyses shall includes all approved andlor constructed homes. If determined to be <br />necessary by the Planning Director, the view analyses shall be peer reviewed by a <br />consultant selected by the City and paid for by the future homy developer. <br />6_ All conditions of Case PTR-7399 shall remain in full force and effect. <br />7_ The project developer shall terminate "A" Street on the Berlogar property with the thrae- <br />point hammerhead turnaround shown in Exhibit "A". 'fhe entire turnaround shall be <br />located on public street right-of--way dedicated to the City including the portions located <br />on Lots 5 and 10 of the adjoining Chrisnian property and shall be covered with a "sunset" <br />requirement such that it would be ren-toved when "A" Strut is extended onto the <br />Chrisman property. The excess public street right-of--way on Lots 5 and. 1 O of Exhibit <br />"A" will be abandoned and conveyed back to the Chrismans or their successors after the <br />street is extended to Old Vineyard Avenue. <br />
