12_ F_xcept for the landscaping facing the rights-ot=way of old Vineyard Avenue and new <br />Vineyard Avenue, all landscaping shall be installed within nine months of occupancy. <br />The landscaping facing the rights-ot=way of old Vineyard Avenue and new Vineyard <br />Avenue shall be installed within one month of the completion of construction of the <br />house covered by this approval. <br />13_ The project developer shall work with staff to allow some areas of the building elevations <br />to have stucco in lieu of the wood siding subject to review and approval by the Planning <br />Director before issuance of a Building Permit. <br />14_ The project developer shall increase the amount of shrub planting along the transition <br />between the retaining wall and the wood fence to soRen/screen the view and to ensure <br />that the design of the fence and wall is attractive and compatible with the wall. This <br />change design detail shall on the Building Permit plan set and shall he subject to the <br />review and approval by the Planning Director before issuance of a Building Permit. <br />General Conditions. <br />15. The proj cct developer shall obtain a Building Permit from the Building Department and <br />any other applicable City perirtits for the project prior to the comn~eneemant of any <br />construction. <br />16_ "fhc project developer shall pay atiy and all Fees to which the property may be subject <br />prior to issuance of building per~r~its. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued_ <br />1 7. This design review approval will lapse within one year from the date of approval unless a <br />building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br />1 8_ The project developer shall provide all buyers with copies of the project conditions of <br />approval. <br />Landscaping and Irrigation System Design and Operation. <br />19. A Final Landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br />20_ The project developer shall provide root control barriers and four inch perforated pipes <br />for parking lot trees. street trees, and trees in planting areas less than ten-feet in width, as <br />determined. necessary by the Planning Director at the tinZC of review of the t-inal <br />landscape plans_ <br />
