EXHIBIT B <br />G'ONDITIONS OF APPROVAL <br />PDR-466, Brant and Gina Daoust <br />2503 Vineyard Avenue <br />July ~ 3, 2005 <br />Project Specific Conditionso <br />71ie house, site, and landscape improvements covered by this approval shall he <br />constructed and mainta9ned substantially as shown on the developm ant plans, Exhibit <br />"A", dated "Received May 20, 2005" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans niay be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br />2. Once the permanent access is provided to this site from the Greenbrier property over the <br />shared access driveway to Dupont Circle in the Grcenbri ar development, the proj cct <br />developer or the future owner of this site shall remove the temporary gravel driveway to <br />old Vineyard Avenue and shall close the opening onto old Vineyard Avenue. The owner <br />of this lot shall also quitclaim all access rights to old Vineyard Avenues to the satisfaction <br />of the City En ginner and the City Attorney_ The project developer and future owners <br />shall disclose this staSement to all future buyers of the subject property. <br />3 _ All trees used in landscaping shall be a minimum of 24-inches in size and all shrubs a <br />minimum of five-gallons, unless otherwise shown on the approved landscape plati_ <br />4_ The project developer shall mitigate the removal of an orchard tree and a noti- <br />heritage/non-orchard tree front the subject property in conjunction with this development <br />on a replaccm cnt ratio of one, 24-inch box-size tree for each tree being removed. The <br />replaceiitent trees shall be shown on the landscape plans before issuance of a building <br />peririt_ <br />5. The project developer shall post address numerals on the building so as to be plainly <br />visible front all adjoining streets or driveways during both daylight and ni ght tin c- hours. <br />C. The approved building materials and colors shall be stated on the building plans <br />submitted. for issuance of building permits. <br />7_ "fhe project developer shall implement the following ineasures with the construction of <br />the structures covered by this approval so that the owners can install roof-mounted photo- <br />voltaic systems in the future: <br />a_ 1~;lectrical conduit and. pull strings shall be installed from the root%attic areas to the <br />buildings' main electrical panels. <br />
