Therefore, this first finding <br />can be made. <br />2. "fhe proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or wellare, or materially injurious to the properties or <br />improvements in the vicinity. <br />Transferring this surplus to the Hatsushi property, an adjoining site, ti-om a local <br />source would make efficient use of this resource- It would reduce the otf=haul <br />troxm this site by 10,000 cubic yards, cstiniated to equal 1,000 to 2,000 round-trip <br />truck trips, which would eliminate the Head to import the needed material to the <br />Hatsushi site from an outside source. In addition, the transfer would occur <br />entirely between these two sites off City streets and residential neighborhoods- <br />Therefore, this second Ending can be made- <br />"f he proposed conditional use will comply with each of the applicable <br />provisions of the 7..oning Ordinance. <br />The grading would implement the applicable urban storm water runoff and <br />erosion control measures so as to be compatible with the subject property and <br />with surrounding properties. As conditioned, if problems were to arises with the <br />grading and transfer, the City can review the conditional use permit at a public <br />hearing and require additional conditions to correct the problem. Therefore, this <br />third finding can be made. <br />WHEREAS, the Planning Coxmniission determined that the proposed conditional use would he <br />compatible with the existing uses in the area- <br />NOW, THEREF OI2_E., THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING= <br />Section 1. Approves C7ase YCUY-145, the application of Chris Beratlis and Kazuo I-Iatsushi <br />for a conditional use permit to allow a temporary stockpiling of approximately <br />10,694 cubic yards of excess material from ] O Beratlis Place on to the Hatsushi <br />nursery property located at 2798 Vineyard Avenue, subject to the conditions <br />shown in Exhibit "B," attached hereto and made part of this case by reference- <br />s cction 2. This resolution shall become effective 15 days alter its passage and adoption <br />unless appealed prior to that tirna_ <br />
