EXHIBIT B <br />G'C1•NDITIONS OF APPROVAL <br />PUD-46, Bernal Community Park Baseball Fields <br />June 22., 2005 <br />1. The Project shall be constructed substantially as shown on the development plans, <br />Exhibit A, dated May 4, 2005, on File with the Ylarxn ing Department, except as modit3ed <br />by the following conditions of approval. Minor changes to the plans may be allowed <br />subject to the review and approval of the Zoning Administrator if found to be in <br />substantial conformance with the approved exhibits. <br />2. The project developer shall obtain all building and other applicable City permits For <br />future site improvements. <br />3. Prior to issuance of a building permit, the project developer shall submit design plans for <br />all buildings on the site £or review and approval by the Ylarxning Director. Colors and <br />materials shall be clearly identi find on the building clevations_ <br />4. Prior to issuance of a building permit, the project developer shall submit a fencing plan <br />for review and approval by the Planning Director. The fencing plan shall show the <br />location, clevations, and design details of the project's fencing~ <br />5. If archaeological evidence of potential cultural resources is uncovered during grading, <br />trenching, or other on-site excavations, the materials shall be left in place, all work on the <br />site shall be stopped, and the City shall be immediately notified- The County Coroner <br />and the Native American Heritage C=ommission shall also be noti ficd and procedures <br />followed as required in Appendix K of the California Environmental Quality Act. Prior <br />to issuance of an occupancy permit for the Project area, a consulting Native American <br />representative shall submit a letter to the Planning Director certifying that excavation <br />activities on the site have been completed and that the proper procedures ware followed, <br />as outlined in Appendix K of the California Environmental Quality Act_ <br />6. Ballfield lighting shall be provided as specified. in the "Standards for Lighting" document <br />included in the Project application documents- Lighting, shall be routinely rxiorxitored to <br />ensure consistent highly efRcient energy use. <br />7. No proj act signage is approved as part of this application. Any signage shall be <br />submitted to the Planning Department for review and approval before. installation- <br />8. Outdoor noise created by park activities shall not exceed an La., of 60 dBA, as spccit3ed <br />for residential areas in the City's General Plan_ <br />
